Mansfield Pointe

Developed a 155,000 SF power center on US-287 anchored by Sports Authority, Bed Bath & Beyond, PetSmart, Party City, and Half Price Books — adjacent to Mansfield Towne Crossing.

Mansfield Pointe

Mansfield Pointe is a 155,000 square foot retail power center located at the SEQ of Debbie Road and HWY 287 adjacent the existing 420,000 square foot Mansfield Towne Crossing. Mansfield Pointe is anchored by The Sports Authority, Bed Bath & Beyond, PetSmart, Party City & Half Price Books. Additional space within the center is filled by regional & local retailers, restaurateurs and entertainment uses that are new to the Mansfield market.

The development team worked with the Mansfield Economic Development Corporation and the City of Mansfield to secure an economic development incentive package that included impact fee credits and a cash contribution for a portion of a public infrastructure constructed. Mansfield Pointe has been a high-visibility stimulus for employment and commercial activity within the city of Mansfield, presently resulting in ad valorem property taxes in excess of $400,000 annually.

One challenge on this project was the existence of a pipeline which ran through the site, carrying drinking water to the city of Fort Worth. This task took extensive understanding of land layout and gradation knowledge. The Retail Connection's Connected Development Services team worked with the Tarrant Regional Water District to determine the best way to develop the site without impacting this critical supply line.

Ultimately, a roadway was constructed over the line which did not impact the water supply and in fact improved access to the site. A high-visibility, high-quality impact shopping center was created, and it proved to be a stimulus for employment and commercial activity within the city of Mansfield. Commerce from this center—in the form of annual sales—is estimated to be about $52,000,000.
